Restricted Access/Vehicle Gate
•Zoning Code, Section 93.05.00: controlled access may be approved if the development will be significantly impacted by unauthorized parking or traffic impacts from adjacent uses and there will be no negative impact to adjacent uses
•Applicant asserts there will be impacts to the limited number of guest parking spaces and additional driveway congestion without gates

Planning Commission Decision
•Planning Commissioners suggested adding more guest parking and addressing the applicant’s site access concerns via signage (i.e., no trespassing)
•Commissioners were not persuaded that there would be traffic congestion on the internal street to justify the gate given it does not provide any thru-access
•In their 12/14/22 approval, the PC unanimously voted to include condition #PLN 13 removing the gate
