•Lots in single family residential zones may not be split to create two
primary units.
•Each half of the lot can combine an Accessory Dwelling Unit with the
Primary unit to achieve the maximum unit counts (4).
•The lot to be split must be at least 2,400 square feet.
•The resulting lots must each be at least 1,200 square feet.

Senate Bill 9
Each lot can be split to create two primary units. Each half of the
lot can combine an Accessory Dwelling Unit with the Primary unit to
achieve the maximum unit counts (4) allowed under SB 9 in the
same lot area typically used for a single-family home.
Sweat Equity / Self Help
Homeowners “earn” equity, or an ownership interest, in a property
by providing a certain amount of the labor to construct their home.
The participant can use that equity as the down payment on their
house.
Some programs include financing.
Local Hire Apprenticeship /
Workforce Development
Provides opportunity to learn and gain experience in construction
from experienced professionals while being paid.
Local hire requires may include having certain percentage of the
workers or apprentices be Palm Springs residents.

Strategies to reduce the cost of constructing homes have included use of
less expensive materials, prefabricated buildings, modular buildings,
natural and recycled materials, and 3D Printed concrete.
Down Payment / Mortgage
Assistance
The homes to be constructed would be made available to low-income households
and provide down payment assistance and/or mortgage assistance.
Down payment assistance may be used to help home buyers qualify for mortgages
by reducing the amount they need to borrow.
