Corrugated fence with Ficus hedge along Arenas Road (southern
boarder) and between the Boxing Club property and Court House
parking lot (northern border). A portion of the corrugated fence
will also run from the southwest corner of the Boxing Club building
to Arenas Road to screen the showers and bathrooms from public
view.
Corrugated metal is not advisable for this
project either, as it creates a line of site issue for
security and can be hazardous during high
temperature conditions in the summertime, as
this metal will conduct heat.

•Lease comparable reports indicate the monthly rent per square foot for office
buildings in the vicinity of the Boxing Club is $1.10 per square foot.
•The Boxing Club is 2,132 square feet. Two 10 x 36 modular offices would increase
the square footage by 720 square feet for a total of The Boxing Club is 2,852
square feet.
•Rent for the Boxing Club and two modular office units is approximately $3,137
per month.
•Furthermore, an appraisal completed in February 2020 indicated the value of the
Boxing Club to be $297,000.
