Applicant is requesting removal of two conditions related to development standards:
•PLN 2: Residence shall not encroach the side yard setback area
•PLN 3: Pool cabana shall be limited to 150 SF

Condition PLN 2:Southwest corner of house projects 4.07’ into required setback

Palm Springs Zoning Code Section 93.01.00(F):
“Cornices, canopies, eaves, shed-roof eaves, belt courses, sills, balconies, unenclosed stairways, chimneys, wind walls and other similar architectural features...may extend into a required side or rear yard not more than four (4) inches for each one (1) foot of width of such required side or rear yard.”

•Appropriate process would be to file a Variance application for both elements
